Hi.I am looking for a responsible single female to rent the spare room in my house (Cathays, close to town centre, university, hospital). It is a very pretty 3-bed house of an exceptional standard and you will essentially have the house to yourself as I mostly live in London now. The bedroom feels quite light and spacious. It has a single bed, chest of drawers, and bookcase. There is a separate study which you may use for work if necessary. The house has a lovely new kitchen (fully equipped), separate dining room, lounge and upstairs bathroom.

The person I am looking for will be very tidy and clean, will not have a lot of belongings with them, and will be someone who leads a fairly quiet lifestyle. I am looking for someone who will not be entertaining people in the house, and please no overnight guests.

Rent includes gas/electricity (as long as usage is not abused), council tax, telephone line rental + broadband.

The room is currently vacant but I am in no rush to rent it and would like to wait for the right person.
